According to The Certified Commercial Investment Member Institute – CCIM, – Tenant Improvements are also called Leasehold Improvements. This is a gray area for most tenants as they don’t truly grasp the lease they got into. According to the CCIM, Tenant Improvements is defined as: “are the customized alterations a building owner makes to rental space as part of a lease agreement, in order to configure the space for the needs of that particular tenant.” Among these changes includes: changes to walls, floors, ceilings, and lighting, in a nut shell “everything” the leased space has.
The key information to note here is that these are modifications made to arrange the space specifically for the tenants needs. The obvious purpose here is to accommodate the space to make it the best fit for the particular tenant needs. There are many things to consider both from the commercial property owner and the tenant’s point of view that we should bear in mind when negotiating a lease including tenant improvements.
